Isla Porcada

Panama

For sale is Isla Porcada (approx. 1,000 acres or approx. 4,000,000 sq.m.), or rather the Panamanian corporation, which holds this piece of land in possession. All other activities and expenditures have been undertaken through a Panamanian operating company.

1. Directions for Interested Parties
Either 2 to 3 times per week by plane from San Jose, the capital of Costa Rica to David city (Enrique Malek Airport - approx. 6,889 ft. runway) or otherwise from Panama city from the domestic (Albrok) airport (Aero Perlas.com, Air Panama) there are many daily flights to David, approx. US $60 one-way, then 2 hours by boat to the island, by car approx. 45 mins (approx. 80 km) to the harbour. We can recommend very good hotel accommodation in David "Hotel Nacional" (Casino Pool Comfort in the city centre). Located up in the nearby hills (where there is always a fresh breeze) is a large development (with golf course), which is popular with American tourists. This development also offers pleasant accommodation facilities.

2. Inspections
The current caretaker is always available by mobile through Vladi Private Islands. Inspections can be arranged on one weeks notice. Interested parties will be collected either from the airport or from their hotel in David (Panama's third largest city). A small fee of US $250 is requested for the boat transfer to and from the island. This fee is then credited towards the purchase of the island.

3. Buildings
Situated on this island is a farm house (see photo with palm roof) and a caretaker's duplex house. The caretaker resides here but separate from the area, which the owner currently uses as his residence when he is present on the island (with covered terrace). Furthermore, there exists three staff houses and in additional one brick-built staff house at the south end of the island with a small solar system (no photo available). The majority of the electricity supply on the island is, among others, generated by solar and is used also for the electric fences.

4. Possible Future Uses
a) Lot Subdivision: Without major expense, the long stretch of land at the beach can be easily subdivided and then later developed with waterfront villas.
b) Tourism: There are plans to construct a small guest house up on the hill's plateau. The site has already been marked out and plans are underway for the layout of the area on the plateau. There is currently a freshwater tank (also the source of the island's own spring) on this wonderful plateau, which also supplies the main house. This plateau or this rock massif is known to have a particularly strong energy field, which is often commented on by visitors! The peace, the pleasant breeze and the vast views of the neighbouring islands, mainland and of the horizon on the Pacific Ocean are all contributing factors. Facilities such as guest bungalows, restaurants, sports centres, bridle paths, tennis courts, etc. can be constructed along the beachfront. At the moment, there is a simple road along the beach, which could also be directed in towards the island's inner. Many wells can also be found around the island (whose drinking water is used for the livestock on the island.

c) Cattle and Horse Ranch and Guest Houses: There are currently about 400 cattle on the expansive pastures. Up until recently, beef-farming was being practised on the island. Currently, cattle are being bred on the island and the owner occasionally purchases high-quality bulls for this purpose. The break-even point on this farm has been reached and the expected profits for 2007 are in the region of approx. US $100,000. Incidentally, the pastures are not fertilised! The meat product can be classed as organic and some is already being sold to a Japanese wholesale buyer. There is a modern slaughterhouse in the city of David. A large network of fences, also electric, surround the cattle farm. In addition, there are also ten horses on the island farm, which are also used by the workers (Cowboys = Vaqueros). An additional stud farm operation is also possible and even recommended. Panama boasts many wealthy horse enthusiasts and good money is paid for a good horse - at least US $800 and more is normal. Regular rodeos also take place in David! Eight small lakes have been created on the island for the cattle operation and an additional five wells have also been dug to provide first-class quality water - also enough to cater for the 10 m x 4 m pool.
d) Guest Golf Resort: The size, structure and diverse terrain of the island would make it an ideal location for an exclusive golf resort.
e) Private Residence: This farm island can also be used as a private domain, while also producing income to cover the standard running costs and possibly more.

5. Water
There is a plentiful supply of freshwater from the islands own spring and existing wells. The island has a good supply of ground water and moreover rainwater can be stored in large quantities if required. The well-water is pumped by solar-electric powered pumps!

6. Infrastructure and Environment
The operating company owns its own boats. New boats can also be commissioned and purchased in David. All boats boast modern four-stroke motors (Yamaha). The generators (Honda) have all been tried and tested and are well serviced on the mainland. On the mainland deepwater public wharf with all year round access to the Pan- American Highway, there is a 40-year lease contract. The wharf was built at the same time as the Highway and was used to dock heavy machinery and road material. This wharf "Guabala" is situated 30 minutes by boat from Porcada. It is also from here that the island's own catamaran-transport ferry (also for the transport of livestock) leaves.  A garage, as well as a guesthouse, could be constructed here. However, the cattle are usually transported to and from the island from another harbour, which is situated about 10 minutes opposite the island. The use of the port at the mainland is based on an old customary law. This land on the mainland belongs to a large farm owned by "Ortiz", who was once himself owner of the island Porcada. A friendly relationship exists among the neighbours. On Porcada itself, there is a 80 metre long wharf, so that at low water, boats can always dock. A slipway has also been erected parallel to this. On the island is also a small runway for private aircrafts, however it is completely overgrown and has not been used in years (although it can be reactivated). A small and ultralight waterplane is very useful here and in the past, has also landed in the existing slipway. On the mainland near the island, a marine basis is situated on a hillside, with whom previous island owners have always had friendly dealings. Communication is through emergency radio channel 11, should any problems arise with boats or should the marine station be requested to assist with repairs, etc. or indeed if they require assistance in any way. The current President of Panama owns the neighbouring island "Isla Moro". Also, a former business partner of Bill Gates also owns his own island in this region (Islas Secas). For repairs and provisions, the trip to David only takes approx. 45 mins. Here, the owner will find many service garages, shops and of course the international airport. The tax accountant, who maintains the paperwork for the operating company, also has his office here. Near the deepwater harbour (which has been leased for 40 years) in the locality of Guabala is also a police station. Telephone (mobile) and internet (UMTS) do not pose any problems on the island. In addition, phone calls to overseas are relatively inexpensive. A quad band mobile phone or one acquired locally can be used on the island.

7. Attractions
The "Hannibal Banks", is one of very large and fantastic reefs located nearby. The waters surrounding the island act as a paradise for several "Black Marlin", and thereby also an El Dorado for deep-sea fishermen. A little further away is the large island "La Colbe", which is a popular tourist destination. The leased mainland wharf is strategically located in relation to this large island and potential for a business co-operation is possible (freight inquiries for the boat transportation and for the use of the harbour already exist!). On the island itself, horse-riding along the long beaches is a unique experience.

8. Fauna
Apart from the variety of fish in the surrounding waters, the island is home to many tropical birds. Red deer and ant-eaters reside in the island. There are no snakes on Porcada nor any other dangerous animals. Also, malaria is unheard of here!

9. Flora
Mangroves, many subtropical trees and bushes all grow on the island. Domestic fruit trees, such as mango, papaya and banana can also be found on the island. Three thousand extra palm trees have been planted on the island. Naturally, there are also large grass pastures for the cattle farm operation.
